Project overview

Casey have successfully delivered the development of 23 new, timber-frame dwellings of mixed tenure, including houses, bungalows and apartment blocks on the former Enterprise Centre in Wythenshawe. Works included demolition of the centre, removal of cabins and associated landscaping.

Additionally, the installation of ASHPs, MVHRs and EV charging points were installed in each/for every unit, alongside the construction of a designated cycle store.

Design period

We collaborated with WHCG, and multiple stakeholders to further develop and solidify the design of the new estate. It was here that we discovered the proposed drainage invert levels were not feasible, so we worked with team to re-design the levels, changing the reach of the drainage to ensure a viable sewer connection.

Added value

It was noted that there were existing cellars on this site requiring infill. We value engineered the materials during this period, reducing the volume originally required and sourcing cheaper materials through our supply chain.

Cost-certainty

We engaged early with supply chain partners to lock in rates, developed risk-adjusted commercial strategies and maintained transparent communication with WCHG.

Building relationships

The works was surrounded by a housing estate, so resident engagement was crucial. Our Stakeholder Engagement Manager and Site Manager frequently met with residents to update them on the programme of works, notify them of delivery schedules and discuss any concerns in an open forum.

Successful outcome

The scheme was delivered in time, in budget. WHCG subsequently direct-awarded another new build scheme, to Casey – Greenbrow new build estate, housing 8 affordable houses and 15 apartments on the site of a former social club in Wythenshawe.
