Having worked in a collaborative partnership with Trafford Housing Trust over many years on new build and refurbishment projects, Casey negotiated the new build extension, refurbishment and DDA adaptation repair works to a residential block of flats in Sale, Greater Manchester.
The project involved conversion of 28no apartments into 23no apartments – 8no rent-to-buy and 15no rented properties.
2no were new build apartments with ground floor properties re-designed and refurbished to accommodate Disability Discrimination Act (DDA) regulations.
Works were completed on time to budget with elements undertaken including;
At pre-contract stage we carried out some initial value engineering exercises to offer similar products which provided THT with significant savings. We continued this exercise during the construction phase, looking ahead and providing alternatives which could offer further financial savings. Some examples of these included render works, flooring to both communal areas and apartments, windows, doors (internal & external), alternative designs to M&E, external materials i.e. paving's, kerbs and fencing works.
We also looked at the design detailing of the render, as some existing windows were bay windows with glass side panels. If we directly applied insulation/render we would have created a problem with cold bridging. We advised the client of this and it resulted in a design change, where we removed bay windows and replaced with standard windows to avoid the issue.
