Project overview

Casey was awarded the refurbishment of Bagnall and Westview Court, located in Northenden, Wythenshawe, comprising of comprehensive upgrades to two high-rise residential blocks. The project was commissioned by WCHG to improve the safety, energy efficiency and overall living conditions for residents. Westview Court is a nine-storey block of flats, providing a total of 73 dwellings, whilst Bagnall Court is thirteen stories, comprising of 62 dwellings.

The scope of works included:

  • Installation of a new insulated roof covering
  • Replacement of existing windows and external doors
  • Upgrades to external lighting and boxing-in systems
  • Renewal of extract fan, balcony panels and walkways
  • External decoration and concrete repairs
  • Full external façade refurbishment and panelling replacement

Design period

During the design phase of the new roof, it was determined that the engineering specification the client wanted was above their budget. Therefore, our specialist supply chain designed a similar, approved Bauder system for installation, which came with a 20-year warranty.

During the design of the panelling, parametric modelling was used, creating a unique, one-of-a-kind design for the balcony replacement panelling.

Resident Engagement

We had strong resident liaison throughout the scheme, hosting coffee mornings, meet the team events and donated a defibrillator to the community room upon completion of the scheme. We hosted out of hours drop ins to listen to resident’s concerns and gleam any feedback. The scheme was successful, with 100% tenant access for window and equipment installation achieved for both Westview and Bagnall Court.

Key Challenges

Roof Telecom Connections: For both courts, the roof telecoms were extensive, so prior to installation, we had to arrange multiple disconnections of the live apparatus whilst undertaking works such as scaffolding erection. This consisted of liaising with multiple providers, such as EE, BT etc, working to tight time constraints to undertake the works before going live again.

Site Access: The site footprint to work within was very tight, however we were able to install a welfare unit, site offices, a site container, skip laydown and a small car park within the resident’s parking area.
