This was a competitive land bid where we partnered with Cube Homes / Great Places Housing Group, a successful bid resulted in a 109-unit scheme. The scheme is on the old Cussons Soap factory on Kersal Vale Road, which closed almost a decade ago.
Of the 109 new homes, 65no will be delivered for market sale through Cube Homes, 26no will be sold through Shared Ownership, with the remaining 18no being let at affordable rents. This means 40 per cent of the development will be available as affordable housing.
The site had significant contamination and a reservoir to drain due to the site’s industrial heritage; this required a detailed remediation strategy to be prepared and implemented. Industrial heritage also led to the need for a considered approach and a watching brief from Salford University during construction due to the archaeological find of a water wheelhouse dating back to the 1500s.
The topography across the site was challenging with careful consideration required to slope stability and retaining structures paying particular attention to how these features interacted with existing blue, green and grey infrastructure.
Due to the site’s close proximity to the river Irwell and the culverted watercourse of Singleton Brook particular attention was required to the relationship between site topography and flood risk; significant liaison was undertaken with the Environment Agency and the appointment of a multi-disciplinary design team ensured a robust and long-term solution was implemented.
These technical challenges have all been overcome with no issues raised by our customers conveyancers or insurers.
The scheme is now complete and handed over. We were able to offer phased handovers as the scheme went on which ensured the successful delivery on time and to budget.
